We are unable to host wedding parties or large groups.
Check- in time is between the hours of 2 and 8 pm only!
Saturday and Sunday check-in time is between 2 pm and 5 pm only!
All other arrivals must be arranged with management prior to arrival date.
One car space is available for each room reserved. All other vehicle owners will be responsible for finding their own parking arrangements.
Room Deposit – to confirm any reservation, a deposit of one night (including tax) is required by any major credit card.
Cancellation Policy – Reservations may be cancelled fourteen (14) days or more before the actual reservation date. There is a $25.00 fee for cancellations.
If a room is cancelled less than fourteen (14) days before the actual reservation date, a credit, minus the $25.00 fee, may be used for a future stay. A credit will be issued ONLY for the portion of the reservation which is reserved by a new party with no loss to the Villa.
The advance deposit guarantees to both the guest and the management the entire period reserved.
NO Refunds, only credits toward future stays.

*Deluxe Continental Breakfast is served Buffet-style, daily, 8:30 am-10:30 am.
*All accommodations are subject to Rhode Island sales tax (7%) and Newport rooms’ tax (6%) Main Inn rates are based on double occupancy.
