We are unable to host wedding parties or large groups.

Check- in time is between the hours of 2 and 8 pm only! 
Saturday and Sunday check-in time is between 2 pm and 5 pm only!
All other arrivals must be arranged with management prior to arrival date. 

Check out Time:11 am  

One free car parking space is available for each room reserved.  All other vehicle owners will be responsible for finding their own parking arrangements. 

Room Deposit - to confirm any reservation, a 50% deposit (including tax) is required by any major credit card with the exception of American Express.

Cancellation Policy - Reservations may be cancelled fourteen (14) days or more before the actual reservation date.  There is a $25.00 fee for cancellations.

If a room is cancelled less than fourteen (14) days before the actual reservation date, a credit, minus the $25.00 fee, may be used for a future stay.   A credit will be issued ONLY for the portion of the reservation which is reserved by a new party with no loss to the Villa.

The advance deposit guarantees to both the guest and the management the entire period reserved.

 NO Refunds, only credits toward future stays. There are no refunds for early departures.

You, the guest, are making a commitment to us and we, in turn, are turning away other guests while holding your room

* All rooms have Private Bathrooms and individually-controlled heat and air conditioning.  Telephones and Cable Television .

*Deluxe Continental Breakfast is served Buffet-style, daily, 8:30 am-10:30 am. 

*All accommodations are subject to Rhode Island sales tax (7%) and  Newport rooms' tax (6%) Main Inn rates are based on double occupancy.  

* There is a $25.00 charge for each additional person per day. 

* Two Night Minimum Stay on weekends (Friday/Saturday or Saturday/Sunday).  

*Three Night Minimum Stay on Special Event and Holiday Weekends. 

*For the comfort of all of our guests, Children, under the age of 12 will be accommodated in the Cottage Annex only. 

*Each guest is issued a non-duplicating security key. In the event of loss or failure to return the key upon check out, a $25 replacement fee will be charged to the account.

*Smoking is permitted only on the Sundeck. It is illegal to smoke within the buildings/rooms at the Attwatervilla. Smoking anywhere in the building/rooms will result in a $200 fee.
