Policies of the Attwater Villa

Please read our policies before you arrive to make your stay more enjoyable. Your comfort and satisfaction are our #1 priority.

We are unable to host wedding parties or large groups during peak season.

Check- in time is between the hours of 2 and 8 pm. All other arrivals must be arranged with management prior to arrival date. There are absolutely no check-ins after 11 pm.

One car space is available for each room reserved. All other vehicle owners will be responsible for finding their own parking arrangements.

Room Deposit - to confirm any reservation, a deposit of one night (including tax) is required by any major credit card.

Cancellation Policy - Reservations may be cancelled fourteen (14) days or more before the actual reservation date. There is a $25.00 fee for cancellations.

If a room is cancelled less than fourteen (14) days before the actual reservation date, a credit, minus the $25.00 fee, may be used for a future stay. A credit will be issued ONLY for the portion of the reservation which is reserved by a new party with no loss to the Villa

The advance deposit guarantees to both the guest and the management the entire period reserved.

NO Refunds, only credits toward future stays.

You, the guest, are making a commitment to us and we, in turn, are turning away other guests while holding your room

* All rooms have Private Bathrooms and individually-controlled heat and air conditioning. Telephones and Cable Television .

*Deluxe Continental Breakfast is served Buffet-style, daily, 8:30 am-10:30 am.

*Parking available

*All accommodations are subject to Rhode Island sales tax (7%) and Newport rooms' tax (6%) Main Inn rates are based on double occupancy.

* There is a $35.00 charge for each additional person per day.

* Two Night Minimum Stay on weekends (Friday/Saturday or Saturday/Sunday).

*Three Night Minimum Stay on Special Event and Holiday Weekends.

*Check in Time: 2-8 pm

* Check out Time:11 am

*For the comfort of all of our guests, Children, under the age of 12 will be accommodated in the Cottage Annex only.

*Smoking is permitted only on the Sundeck

*Sorry, No Pets.

***Please note: Any potential guest with allergies should be aware that there are animals on the premises. None of these animals have been in guest rooms at anytime. Animals on premises include a dog, cats and two exotic parrots.
